O’Connell Street


Start of a new project which was damaged in the cyclone and adding an additional living area and outdoor entertaining area extension.


Week 1

First week was demolition week which involved getting rid of all the existing roof structure, walls and flooring to prepare for the new extension.

Week 2

Week 2 has seen most of the decking boards completed, internal flooring down and roof trimmed back ready to start framing walls and prepare beams for the roof.

Week 3

Week 3 has been completed on this project. It has seen the completion of:

  • The merbau decking
  • New flooring has been put down on one side of the enclosed verandah (which wil be an addition to the bedroom 1 & 2)
  • Stick framing of timber frames
  • Painters have made a start on the inside preparing all wall & ceiling linings
  • Steel posts ready for fabrication to support timber beams

This week will see:

  • The completion of all the framing
  • Installtion of beams
  • Installation of trusses and completion of tie down

Week 4

  • Completion of the framing and beams
  • Installation of the trusses
  • Roof battened out
  • Ceiling battened out
  • Edge protection installed
  • Tie down and bracing started
  • Wires run for lighting and powerpoints

Week 5

  • Roof has been installed – still a few flashing to fit off
  • Cladding has been started
  • Tie down and inspection has been certified
  • Windows and sliding doors have been installed
  • Insulation installed
  • Front stairs completed
  • Handrails Measured up

Week 6

  • External cladding completed
  • Gutters fitted and edge protection removed
  • Final flashing fitted
  • Solar panels removed in preperation for upper roof
  • Downpipes fitted
  • Gable infill wall and fascias fitted
  • Painters preparing weatherboards ready for painting
  • Additional kitchen window fitted (Thanks to the boys at G james for getting this one to us on short notice)
